It’s the first question almost every Naperville buyer asks: north or south? The honest answer is that they’re two different lifestyles inside one city — and the right side depends on your commute, your budget, and how you want to live day to day.
The commute split:
North Naperville sits closer to the I-88 corridor and the Metra stations, which is why Chicago
commuters often start their search there. South Naperville leans on I-55 and Route 59, and buyers are regularly surprised that a “Naperville address” can still mean a 30-minute drive to downtown.

Housing stock: mature vs. newer
The north side trends older, with mature trees, wider lots in established subdivisions, and homes that often need updating. The south side trends newer — 1990s through 2000s builds, denser subdivisions, and more move-in-ready inventory. Neither is better; it’s a tradeoff between character and convenience. Compare homes by age and layout, not just square footage.
Schools on both sides:
Both sides feed into highly rated schools, but the boundary lines matter enormously. Naperville is split mainly between District 203 and District 204, and eligibility can change within a few blocks. Never assume — verify the assigned schools for the specific address before you fall in love with a house.
Lifestyle and price:
North Naperville puts you closer to downtown Naperville, the Riverwalk, and the train. South Naperville offers newer subdivisions, often with more house for the money, plus easy highway access. Buyers who work in Lisle, Oak Brook, or along I-88 sometimes find the south side adds a commute they didn’t expect — while downtown lovers often find the north side worth the premium.
The bottom line:
Drive both sides on a weekday morning. Tour the neighborhoods, not just the houses. And filter your search by school boundary and commute before you book a single showing — a tighter map makes for a much easier search.
