MOVING TO NAPERVILLE–Things to know.

Moving to Naperville, IL: What You Should Know Before You Move

Thinking about moving to Naperville, Illinois? You’re not alone. For nearly 20 years, I’ve helped buyers move to Naperville and the surrounding southwest suburbs of Chicago, and I’ve learned that most people start their search for the same reasons: top rated schools, a strong sense of community, beautiful neighborhoods, and a high quality of life.

But here’s what I tell every buyer considering a move to Naperville: choosing the right home is only part of the decision. Choosing the right neighborhood and lifestyle is just as important.

Naperville is a large and diverse suburban community, and where you live can make a significant difference in your daily life. Do you want to walk to downtown restaurants? Are top-rated schools your priority? Do you want a golf course community, a neighborhood pool, or a large private lot? Is your commute to Chicago important?

After helping buyers navigate the Naperville real estate market for nearly two decades, I’m sharing what I believe you should know before moving to Naperville.

Why Are People Moving to Naperville?

There is a reason Naperville consistently attracts families, professionals, empty nesters, and relocating buyers from across the country.

Naperville offers a combination that is hard to replicate: the amenities of a larger suburb with the charm and community feel of a smaller town.

When people ask me why they should consider living in Naperville, I usually point to a few things:

  • Highly regarded public schools
  • A vibrant and walkable downtown
  • The scenic Naperville Riverwalk
  • Beautiful parks and recreational facilities
  • Metra commuter rail access to Chicago
  • Easy access to major highways
  • A wide variety of restaurants and local businesses
  • Established and newer neighborhoods
  • Luxury homes and custom estates
  • Strong community involvement
  • Family-friendly events and activities
  • A variety of housing options and price points

But what I think makes Naperville special is the lifestyle.

You can spend a Saturday morning walking along the Riverwalk, meet friends for lunch downtown, attend a community event, and still be home in time to enjoy your backyard.

For many of my clients, that’s exactly what they’re looking for.

Where Is Naperville Located?

Naperville is located approximately 30 miles west of downtown Chicago and is primarily in DuPage and Will Counties.

Its location makes it attractive to people who want suburban living while maintaining access to Chicago and the greater Chicagoland area.

Naperville also offers convenient access to major transportation routes, including Interstate 88, Route 59, Route 34, and Route 59 Metra services.

However, here’s something important to understand before buying a home in Naperville: your location within Naperville matters.

A home on one side of town may be much more convenient for your commute than a similar home on the other side.

That’s why I always recommend determining your daily commute and lifestyle priorities before falling in love with a particular neighborhood.

Naperville Schools: What Buyers Should Know

Schools are one of the biggest reasons families move to Naperville.

However, one of the most important things to know about buying a home here is that Naperville is served by more than one school district.

The two primary districts serving the community are:

  • Naperville Community Unit School District 203
  • Indian Prairie School District 204

Both are highly regarded, but they serve different areas.

School boundaries can also have an impact on home values and buyer demand, which is why I encourage buyers to verify school assignments for any specific property before making an offer.

If you’re moving to Naperville with children, don’t just ask, “Is this a Naperville address?”

Ask:

  • Which school district serves this home?
  • Which elementary school is assigned to the property?
  • How far is the school from the home?
  • Is the neighborhood walkable to school?
  • Where are the nearby parks?
  • What is the middle and high school assignment?

In my experience, the best home isn’t always the one with the most impressive house.

It’s the one where the home, schools, neighborhood, commute, and lifestyle all work together.

The Best Naperville Neighborhood Depends on Your Lifestyle

One of the biggest mistakes I see buyers make when moving to Naperville is asking, “What is the best neighborhood?”

My answer is always the same:

It depends on what you want your life to look like.

Naperville has neighborhoods that appeal to completely different types of buyers.

If you want to walk to restaurants, coffee shops, shopping, and community events, you’ll want to explore neighborhoods close to downtown.

If you’re a golf enthusiast, you may want to consider communities near courses such as White Eagle or Cress Creek.

If you want newer construction, South Naperville and communities such as Ashwood Park may be worth exploring.

If you want privacy, mature trees, and larger estate-sized lots, you’ll want to look at some of the more secluded areas, including properties along Hobson Road.

If you’re looking for a neighborhood with amenities such as pools, clubhouses, and recreational facilities, there are several lifestyle communities to consider.

This is why I don’t believe in simply handing buyers a list of the “top 10 neighborhoods in Naperville.”

The right neighborhood depends on your priorities.

Should You Live Near Downtown Naperville?

For some buyers, living near downtown Naperville is the dream.

And I understand why.

Downtown Naperville offers restaurants, coffee shops, boutique shopping, community events, and easy access to the Riverwalk.

It’s also one of the areas where location can significantly influence your lifestyle.

If you want to walk to dinner or grab coffee without getting in your car, proximity to downtown should be high on your list.

Neighborhoods around the downtown area can be particularly attractive to buyers who value walkability and convenience.

One of my recommendations for anyone considering this area is to spend time downtown at different times of the day and week.

Visit on a weekday.

Visit on a Saturday.

Have dinner.

Walk around.

See what the area feels like.

Because when you’re buying a home, you’re not just buying four walls.

You’re buying into a lifestyle.

What Is It Like Living in Naperville?

Living in Naperville offers a balance between suburban convenience and community connection.

There are plenty of things to do throughout the year, whether you’re interested in outdoor recreation, dining, shopping, community events, or simply enjoying your neighborhood.

Some of the attractions and amenities residents enjoy include:

  • The Naperville Riverwalk
  • Centennial Beach
  • Downtown Naperville
  • Local parks and trails
  • Golf courses
  • Community events
  • Restaurants and coffee shops
  • Farmers markets and seasonal activities
  • Libraries and cultural attractions

One thing I hear from many of my relocation clients is that Naperville feels like a place where people actually participate in their community.

That sense of connection is one of the reasons many families who move here decide to stay long-term.

Is Naperville Good for Commuting to Chicago?

For buyers who work in Chicago, commuting is often an important consideration when moving to Naperville.

The Metra provides commuter rail service, and many residents also commute by car using the area’s major highways.

However, I always encourage buyers to think about their specific commute, not just whether a home is “close to Chicago.”

Where you live in Naperville can affect your access to:

  • Metra stations
  • Interstate 88
  • Route 59
  • Route 34
  • Major employment centers throughout the western suburbs

If you’re commuting five days a week, even a small difference in location can add up to hours over the course of a month.

My advice is simple: test your commute before buying.

Drive the route during your actual commuting hours.

It may change which neighborhoods make your shortlist.

What Types of Homes Can You Find in Naperville?

One of the reasons I enjoy working in the Naperville real estate market is the variety of homes available.

Depending on your budget and lifestyle, you can find:

  • Historic homes near downtown
  • Traditional single-family homes
  • New construction
  • Luxury custom homes
  • Golf course properties
  • Large estate homes
  • Townhomes
  • Condominiums
  • Maintenance-free communities

You can also find a wide range of neighborhood styles.

Some areas have mature landscaping and established trees.

Others feature newer homes and modern floor plans.

Some communities are centered around golf.

Others focus on pools and recreational amenities.

And some buyers want nothing more than a quiet street with a large yard.

The key is understanding what matters most to you before you begin your home search.

What Should You Know About Naperville Property Taxes?

Property taxes are one of the most common questions I receive from buyers relocating to Illinois.

It’s important to understand that property taxes in Illinois can be higher than in many other parts of the country.

However, the overall cost of living and homeownership should be evaluated in context.

Property taxes help fund important services, including schools, parks, libraries, public safety, and other local services.

When you’re comparing homes, I recommend looking at the complete financial picture rather than focusing only on the purchase price.

Your monthly housing cost may include:

  • Mortgage payment
  • Property taxes
  • Homeowners insurance
  • HOA or association fees
  • Maintenance costs
  • Utilities

As your Realtor, I can help you understand the financial considerations of a specific property so you can make an informed decision.

What Is the Weather Like in Naperville?

If you’re moving to Naperville from another part of the country, you’ll want to be prepared for four distinct seasons.

Spring brings warmer temperatures, blooming trees, and outdoor activities.

Summer is perfect for enjoying parks, pools, golf, festivals, and outdoor dining.

Fall is one of my favorite times of year in Naperville. The changing leaves and cooler temperatures make it a beautiful season to explore the community.

And then there’s winter.

Yes, it gets cold.

Yes, we get snow.

But winter is also part of living in the Chicago suburbs, and many residents embrace the season with holiday events, ice skating, and cozy evenings at home.

If you’re moving from a warmer climate, my advice is to invest in a good winter coat and embrace it!

Is Naperville a Good Place to Raise a Family?

For many families, the answer is yes.

The combination of schools, parks, recreational opportunities, neighborhoods, and community activities makes Naperville a popular choice for families.

But I also encourage buyers not to assume that a family-friendly community automatically means every neighborhood will be right for their family.

Think about your children’s ages.

Consider how close you want to be to school.

Look at parks and recreational activities.

Think about where your children will spend their time outside of school.

And consider your long-term plans.

Your needs when your children are five may be very different from your needs when they’re fifteen.

Don’t Choose a Naperville Neighborhood Based Only on the House

This is one of the most important pieces of advice I give buyers.

I’ve had buyers come to me convinced they wanted to live in one particular neighborhood.

Then we explored other areas.

Sometimes they discovered a neighborhood they hadn’t even considered—and ended up buying there.

I remember working with a buyer who wanted newer construction in South Naperville. They were initially focused on Ashwood Park, but nothing available at the time checked all their boxes.

I suggested they drive through some neighboring communities.

They discovered White Eagle.

They loved the landscaping, the setting, and the golf course views—and ultimately purchased a home there.

That experience is a perfect example of why I believe you should explore the lifestyle of a neighborhood, not just the listing photos of a house.

Sometimes the right home is in the neighborhood you didn’t know you were looking for.

What I Recommend Before Moving to Naperville

Before you make a decision, I recommend spending time exploring the community.

Here are a few things I tell my buyers to do:

  • Drive through neighborhoods at different times of day.
  • Test your commute during actual rush hour.
  • Visit the local parks.
  • Walk around downtown.
  • Try a few local restaurants.
  • Visit the area on a weekday and a weekend.
  • Research school boundaries for specific properties.
  • Consider your lifestyle five to ten years from now.
  • Look beyond the house and evaluate the entire neighborhood.
  • Work with a local Realtor who knows the differences between communities.

The last point is especially important.

Online real estate searches can show you homes.

They don’t always show you what it’s actually like to live there.

My Advice for Anyone Moving to Naperville

After nearly 20 years of helping buyers navigate the Naperville real estate market, I’ve learned that the happiest homeowners aren’t necessarily the ones who bought the biggest house.

They’re the ones who found the right fit.

The right school district.

The right commute.

The right neighborhood.

The right lifestyle.

That’s why I encourage every buyer to start with the question:

“How do I want to live?”

Do you want to walk to dinner?

Do you want a big backyard?

Do you want a pool?

Are you a golfer?

Do you want privacy?

Do you want newer construction?

Do you want to be close to the Metra?

Do you want to be part of a neighborhood where your children can walk to school or the park?

Once you answer those questions, finding the right Naperville neighborhood becomes much easier.

Final Thoughts on Moving to Naperville

Moving to Naperville is about much more than buying a home.

It’s about finding a community where your lifestyle, priorities, and long-term goals come together.

Naperville offers a remarkable variety of neighborhoods and housing options, from downtown homes and established neighborhoods to golf course communities, luxury estates, newer construction, and family-friendly subdivisions.

But there is no single “best” neighborhood in Naperville.

There is only the neighborhood that is best for you.

That’s where having a local Realtor can make a difference.

My role isn’t simply to open doors and write an offer. I want to understand what matters to you, introduce you to neighborhoods you may not have considered, help you understand the local market, and make sure you’re making a decision that works for your life—not just for today, but for the years ahead.

If you’re thinking about moving to Naperville, I would love to help you explore the community and find the right place to call home.
